An Update from the HOA Board President

July 6, 2010

Gold Mountain Members:

The July 4th weekend at Gold Mountain and in the surrounding area was outstanding. Besides great weather, all summer activities were in full swing. The most notable change in the GM community was the opening of the Dragon and the Nakoma clubhouse.

Although some will be critical of the golf course, the overall condition was beyond my wildest dreams. While there was not much evidence to indicate that the course had been softened, there was a great deal of evidence to indicate the golf course condition had been greatly improved. The greens are slow but hold well and the fairways are very playable. Most sand bunkers have sand in them, but most have not been re-cut and refilled with new sand.

I was told that Schomac had ordered irrigation system upgrades that cost approximately $400,000 and that they will be installed in the near future. I was also told that they had about $100,000 of new golf course maintenance equipment arriving.

The barbeque lunch at the Nakoma just after our board meeting was great. Was the golf course experience worth the money and time? It is half the price of Whitehawk and 2/3rds of the price of Grizzly Ranch. Customer service is already much better than Grizzly Ranch and the available hot food was something not offered at even Whitehawk. Expect both the course and customer service to improve greatly with time. There is still much to be done but, for the price, the Dragon is the best deal in the area.

Expect the CC&R ballot to arrive in either July or August. Your support of the revision of the CC&R’s is important. While I believe that all of the suggestions make sense, please review the document and, above all else, vote.

You will also see a revised reserve study posted in the next couple of months. Please review it and make suggestions as you see fit.

Kindest regards,

Homeowner Headlines from the Nakoma Golf Resort

The Dragon Is Back... and we're eager to see homeowners out on the course or in the clubhouse, starting June 30th! The Schomac team has worked hard to restore many of the key features of the Nakoma clubhouse, including a newly covered banquette in the bar/lounge, fresh drywall and paint, polished floors and furniture. And we're finally entering the 21st century with new flat screen TV's in the bar, lounge and Pro Shop, not to mention wireless internet access (still a work in progress, thanks to the challenges of Nakoma''s building materials). In fact, make sure you see the Pro Shop, which is slowly filling with merchandise. We know you'll be charmed to see some of your favorite neighbors behind the counter.

Then, of course, there's the amazing work that Mark and his co-workers are doing on the course itself! Management has approved a significant budget for irrigation improvements, which should make both staff and golfers happy. Although homeowners weren't totally supportive of 'The Dragon' name, feedback from mini focus groups suggests The Dragon has too much cachet to simply put it to sleep. Better to modify and communicate the changes, we heard. Robin Nelson toured the course again recently and happily recommended some softening of the course, a plan that will be implemented over time. And that course won't seem so arduous once you climb into one of our newly acquired carts, maintained and distributed by Gordy and his crew.

So, please visit us, play with us, and share in our exciting future. While it's true that the dinner restaurant and spa will not be opening this year, we still have Rhonda's great chicken Caesar wraps to sink our teeth into and a bar fully stocked with the best spirits. Very soon we expect a premium wine list to emerge as well, thanks to the advice and consult of our friends at 58 Degrees and Holding in Sacramento.

Speaking of wine... and spirits... we will be hosting a calendar of special events all year, starting with periodic Happy Hours and a Wine Tasting fundraiser on July 30th that will benefit Plumas County's very own budget-challenged Railroad Days. We look forward to some catered Golf and Grub events, and hope you and your friends will think of us when looking for a great party venue.

Lastly, we are turning significant attention to what were formerly the 'Spa Villas', just down the cart path. Now identified as the Golf Course Villas, we are helping the Fractional Owners Association spruce them up so the public can enjoy rentals for a week or a night in these Taliesin-designed vacation homes. Stay & Play packages are available for each of the units, though we're happy to rent them to non-golfers who just want to enjoy the beauty of Gold Mountain.

Homeowner rates start at $50 per round, and at $30 are a big bargain after 2pm. A Season's Pass is $1500, compared to $2000 for the general public. Homeowners also enjoy a special rate of $15 for 9 holes at Feather River Inn on weekdays. Join us in celebrating the (late) arrival of this finest season. We look forward to seeing you!!
Letter from the HOA Board President regarding the Nakoma Purchase

April 28, 2010

Dear Gold Mountain members:

This letter has been a long time coming. After five years of monitoring, nudging, considering, negotiating, mediating and last (but certainly not least) praying, I can now tell you that the Gold Mountain Ranch properties bankruptcy has been settled through the sale of its remaining assets to Schomac Group.

Schomac Group is restoring and developing the Feather River Inn and its 9-hole executive course. The company's president, Michael Schoff indicated that the Nakoma Golf Course was a natural fit for the Feather River Inn Project. It is my expectation that the Feather River Inn assets and the Nakoma Golf Course will be available to Gold Mountain property owners within the next couple of months.

If you think I am being vague, I am. This is Schomac's project and they will soon announce their expectations, direction and improvement schedule. What I can tell you is that everything we have seen is positive. The Schomac people from the top down, are professionals and conduct themselves accordingly. Given the last five years of the bankruptcy process, the Investor Group, the Garners and a long list of potential buyers, all that have been involved, I believe that the best was worth waiting for. Looking back, none of the other investors knew much about the Eastern Plumas Area, nor the Gold Mountain assets. Most of the project development proposals we saw were lacking and underfinanced. Our expectation is that Schomac has both the understanding and the ability to re-establish Gold Mountain as a premier northern California development and to optimize the Feather River Inn development.

While I personally believe that there was significant Gold Mountain property owner financial benefit related to this sale, I also believe that the Gold Mountain community's esteem and prestige have been given a fresh start. With the support of our property owners and the resources of Schomac, Gold Mountain can only be better, a lot better. With long needed improvements to the golf course and clubhouse, the Nakoma facility should reach its full potential.

Specifics will be forthcoming from Schomac. Expect the Nakoma Golf Course to open in June. As more information becomes available, we will post it on our website or send you an e-mail. My only request is that you support Schomac's venture, recommend the Feather River Inn for Gold Mountain visitors, encourage visiting guests to use their facility, and when the Nakoma golf course opens, play it and enjoy. Do not expect instant change, but the future will not be more of the same old thing. Expect better service and improved facilities.

Kindest regards,

James Lafferty

Nakoma and Golf Course Sale Finalized

April 27, 2010

The Nakoma Golf Resort at Gold Mountain has emerged from nearly five years in bankruptcy. Judge Zive of the Federal Bankruptcy court ruled in favor of accepting an offer from the Schomac Group, Inc., purchasing all of the resort assets. A sigh of relief could be heard in the courtroom, as the transfer of ownership could be finalized quickly with no further conditions to the sale. The actual close of escrow was on April 23, 2010. Nakoma Golf resort is in Plumas County, on A-15, four miles southwest of Portola, and six miles East of Graeagle.

Schomac plans on beginning work immediately to make improvements to the Nakoma golf course, clubhouse and Spa Villas. They attribute the survival of the golf course to the maintenance and care that the creditors and homeowners of Gold Mountain have shown during the bankruptcy and look forward to supporting them as the new owners of the property.

The focal point of the Robin Nelson designed 18-hole championship golf course is the 23,000 square foot clubhouse named "Nakoma" , a Chippewa Indian word meaning, "I do as I promise" . In 1924, Frank Lloyd Wright had originally designed the clubhouse for the Nakoma Golf Club located in one of the first planned suburbs of the United States, near Madison Wisconsin.

The challenging golf course at Gold Mountain was aptly named the "Dragon" , but during the bankruptcy some changes were made to the course and the fierce sounding "Dragon" name was changed to Nakoma Golf Resort.

David Beveridge, Vice President of the Schomac Group, said, "My charge will be to bring Gold Mountain and the Nakoma Golf Resort back to where it can once again shine as a beacon in Plumas County." Roy Tremoureux, the new General Manager, echoed his comments saying,"It will be a great day in the sun when homeowners, tourists and the residents of the area can enjoy a new and milder course."

Mr. Beveridge and Mr. Tremoureux expect that re-opening may be as early as this year, perhaps June 1, 2010 for the golf course. They will be offering some special rates to bring the golfers back. The clubhouse will be offering a snack bar in the beginning, but eventually Nakoma will have a more complete menu. The bar will re-open with the golf course, and lodging will be available soon at the "Spa Villas."

The Schomac Group is not new to the Plumas County area. They own and have been redeveloping the historic Feather River Inn, located in Graeagle, less than 10 miles from Nakoma Golf Resort. Restoration of the Feather River Inn has been interrupted due to legal challenges by the High Sierra Rural Alliance. In June of last year, the HSRA filed suit against Plumas County for the Board of Supervisor unanimous approval of the Inn Environmental Impact Report and Master Development Plan. Once resolved, the two sister resorts should work together in great harmony, providing a superb mix of lodging, convention facilities, and recreational amenities, not to mention, significant employment to the area.

The Schomac Group is open to suggestions and questions about the Nakoma Golf Resort and welcomes your comments at 530-832-5067 and www.nakomagolfresort.sports.officelive.com (easiest to just google nakoma golf resort).
Re: Nakoma Sale

Dear GMHOA Members:

On March 10, 2010 the US Bankruptcy Trustee entered into a
Purchase Agreement with The Schomac Group Inc.("SGI") to acquire
the Nakoma assets currently in bankruptcy, which include, but are
not limited to, the golf course, club house, unsold Spa Villa
fractional units, commercial, residential and personal property.
The sale is conditioned upon Court Approval, a hearing is set for
April 7, 2010 at 10 AM at the US Bankruptcy Court in Reno, NV.
Additionally the sale is conditioned upon a "requisite percentage"
of the 59 members holding First Deeds of Trust approving the
sale. Previously we have described this group as Investors
Financial.

The sale price is $900,000 cash with an assumption of the past due
personal and property taxes due to Plumas County in the
approximate amount of $893,000. The Closing is to take place as
soon as practical following the Court Order approving the sale.
The Trustee will entertain overbids at the sale hearing.

SGI is located in Tucson, Arizona. They are a privately held real
estate investment, development and management company. As you may
be aware SGI are the owners of Feather River Inn ("FRI") and are
in the process of renovating and adding new construction to the Inn.

We will provide further information from SGI as that becomes
available following the hearing. Finally, we would encourage any
members to attend the hearing on April 7th and show support for
SGI's acquisition of the Nakoma assets.

Sincerely,
Jack Carlson

Homeowners Association Board Election in May

The Gold Mountain Homeowners Association will hold a Board election this spring at the Annual Meeting on Saturday, May 22, 2010. Since taking over the Association from the developer in 2000 14 property owners have served on the Board at various times. Three seats are up this year. As in past years a Nominating Committee has been formed consisting of four previous Board presidents and chaired by Noreen Carter.

There are two ways for you to proceed if you are interested:

1.	Request in writing that your name be placed on the ballot; or
2.	Indicate your interest in the position to Mark Elliott, HOA Manager (530-832-9798), who will then inform the Nominating Committee.

In the latter case a member of the Nominating Committee will contact you to provide information, answer questions and conduct an informal interview.
The Committee will make recommendations to the HOA Board on April 24, 2010.

Please respond as soon as possible so that you can receive full consideration. The deadline is Wednesday, April 7, 2010.

Gold Mountain Emergency Phone Tree

For those of you who may be unaware the GMHOA, in cooperation with the GMCSD, have an emergency phone tree for Gold Mountain for use in an emergency. This phone tree is a volunteer effort in the interest of personal safety for GM residents. Since it contains phone numbers that some people may not want published, the phone tree is only issued to several "Area Coordinators" who are part of the implementation plan if a need arises to activate it. It is normally "tested" twice a year.

This phone tree is to be implemented in emergency situations when immediate contact is required with the residents of Gold Mountain. Such emergencies include, but are not limited to: fires, severe weather conditions, extended power outages and earthquakes. Known full-time residents would be called first then part-timers, time permitting. Depending on the nature of the emergency no phone calls can be guaranteed - it is a "best effort" plan.

In order to make sure we have the latest GM landline numbers and/or other landline or cell phone numbers we request you contact John Petrin who updates the phone tree. We presently have numbers for all residences that have a landline but if you have changed your number or added a landline in the last year please let John know so he can check it against his current list.

Also, all those residents who own pets are coded on the phone tree. In the event of an emergency where a resident is not home but their pet(s) are someone can attempt a rescue. All those with pets are encouraged to make arrangements with a neighbor to access their house in case a need arises to rescue a pet.

If you have any questions about the phone tree or have a new number to add or change, please contact the GMHOA office via an email message to goldmtnhoa@sbcglobal.net and we will forward the message to John Petrin.
