For increased exposure of your feed and terrific SEO benefits, syndicate your feed on your website

FeedBack ( 0) | So you've taken the smart step to publish an RSS news feed and have told others about it in your email signature, on your Facebook Wall, on your home page with an RSS icon, and in your newsletter. That's a great start. But to really get the SEO benefits from your feed and capture the interest of your site visitors, syndicate it (embed it) on your home page.

It's not difficult and well worth taking the time to do it. Basically, you upload a script to your website folder where your home page resides, and insert a simple "code snippet" on your home page where you want the feed to appear. You get that script and code snippet by going to "Stylize & Promote Feeds" on Enfeedia.

There are a couple of requirements for this to work, namely that your hosting service supports PHP (it's very common) and that your webpage gets processed by the PHP processor provided by your hosting service. There are two ways to cause your PHP code to be processed: (1) Use .php as the extension for your page file name (e.g., index.php), or (2) modify the server .htaccess file to direct php code present in html files to be parsed. Your webmaster will be familiar with these requirements.

Enfeedia also offers considerable flexibility in how your feed appears on your webpage. When you fetch your code snippet, you will be presented a number of presentation options together with instructions.

If you are not comfortable doing this yourself and would like help, go to Put Your Feed Up and contact us. We'll help you for free, even with telephone support if you wish.

I Hate Real Estate Photos

FeedBack ( 0) | Ok, Ok I suppose a better title for this offering may have been "How to take better real estate photos" I've seen so many of them that are out of focus, too dark or light that I've come to hate most real estate postings which need not be the standard. There are so few effective real estate photos out there that I frequently wonder why real estate folks don't let the picture tell the 1000 words. But then again I embrace the working easier concept and good solid pics on your listings can make any agent more successful and less stressful. Is this hard? Is it technophile voo-doo? No, it's easy and no great mystery. Let's explore the options available to make you more successful as a real estate agent through better photography.

For the sake of simplicity let's break this down into different approaches.

1) Hire your photography needs to an outside source.
2) Select the proper camera
3) Learn basic image editing software

Each one of these can help improve the appearance of your listings.

I was schooled in broadcasting and photography and have logged over 10 years in the vacation rental industry. Let's start with hiring a photographer. I can hear the screams now..."I just can't afford a photographer"! Truth be told, every industry has it's share of down time. The same person that's booked solidly for weekend weddings and graduation events probably has lots of free time mid-week, plus if you're an aggressive agent you have a fair amount of regular work available you'll even be a more attractive client. Network, negotiate and watch the attractiveness of your listings improve.

Let's say you prefer the immediacy of shooting the pictures of a property yourself. This requires a simple point and shoot camera...inexpensive and effective IF you've got the right equipment AND know how to use it. This is just another way to say read the book. Most of them are packed with features that can make your life easier. The most important is how wide angle is the lens. Somewhere in the stats is the magic number. 99% of the point and shoot cameras have a wide angle lens of 24mm. This is the width of the area you'll be able to cover in one shot. Small living room? With that low number you'll be able to show as much of the room as possible. Many will be zoom lenses 24-120mm. Forget the high number, unless your hobby is wildlife photography. Most will come with a series of presets...for dusk or night shots...low lighting conditions, scenery, etc. Once again read the book and experiment to find out which will be most beneficial for you. Some of the camera models come with image stabilization. This is the ability to remove shakiness from the shot. If your camera doesn't have this feature or it's more comfortable, consider using a tripod. One of the most valuable resources for equipment with knowledgeable support is B&H Photo/Video.

Next time we'll see how easy it is to polish your work into an inviting shot for any prospect. If you have any questions don't hesitate to drop me a line.
